Welcome to Shady Acres

More Than an RV Park. A Destination.

Welcome to Shady Acres RV & Cottage Community, tucked along Highway 90 in Bay Saint Louis, Mississippi. We're a long-term RV and cottage community on the Gulf Coast, and we've built something here that we're pretty proud of: a friendly neighborhood where residents get to know each other, look out for one another, and genuinely enjoy coming home to their site.

Our park sits on beautifully landscaped grounds with mature shade trees, manicured common areas, and a stocked fishing pond for some onsite recreation. Our covered community pavilion and firepit bring neighbors together year round, and our dedicated dog playground means four-legged family members are just as welcome as everyone else. On-site laundry, shower facilities, and propane service round out the day-to-day basics so you have everything you need right here.

We offer full hookup RV sites starting at $515 a month, with water, sewer, and electric at every site and park-wide fiber Wi-Fi included. For those looking for something a little different, our cottages start from $725 a month and sit right in the heart of the community with access to all the same amenities. Both options come with a minimum stay — three months for RV sites and six months for cottages — because Shady Acres is built for people who are looking to put down roots here on the Gulf Coast.

The location doesn't hurt either. Buccaneer State Park beach is five minutes away, Stennis Space Center is ten minutes down the road, and New Orleans is about an hour west. Biloxi and the casino strip is a 35-minute drive east along Highway 90.

Highly recommend this RV park for long-term stays! The property is clean, spacious, and very well maintained. Management is professional, friendly, and easy to work with. The atmosphere is quiet and respectful, which made our stay enjoyable and stress free. Great hookups, great location, and overall a wonderful place to call home for a while.

Its a beautiful park. Clean well kept, has adorable ducks. Everyone is so friendly there and all of the neighbors are so kind and nice. Its the best place I have lived.

We have been here close to 4 years. We absolutely love it. The park is always clean and the owners are great . If you ever have a problem you can always contact the park host and he makes sure it's taken care of .

This the very best rv Park we have stayed at by far. The shade trees give you that down home feeling. Everyone we have met are super friendly. The park staff bend over backwards to make sure that your stay is the best possible. All amenities you are looking for. This is the place to stay on the coast. Beautiful pond with ducks,geese,chickens and naturally all the furry friends. Once you stay here, there is no other place you would want to stay.

I lived here about a year and a half. It is kept up nicely, a big lake for various ducks and for fishing with benches. They’ve kept all the trees they can. It has a small laundry room with 3 washers and dryers & a coin machine. There’s a shower room and a dog park. Most people there are there for a few months to 5 or 6 years, but there’s several spots for weekenders. It’s quiet, no kids unless they are visiting someone. I made friends there, met some quirky people & some normal (whatever that is) people. This is a nice little 50+ RV Community Park.

This is by far the best rv park on the coast. Staff is super friendly, sites are clean and spacious. The grounds are beautiful with trees all around to give that park like atmosphere. Other residents welcome you in like you are family. I can't say enough great things about this place. Have been here over 6 years and this is my HOME! Thank you to Bill. Julie and the staff for everything

This is a great place. Owners , staff & everyone we have met have been great. It's so quite. Dog area , pond , laundry , showers. We love it all.
